Clear fees, no surprises
How much are Rubini Agenzia’s fees?
Clear rates, the same for everyone and agreed before we start (unless otherwise agreed):
Sale
3%
of the actual sale price, payable by each party.
Letting
10%
of the agreed annual rent, payable by each party.
No additional costs. There is no VAT, as I work under the Italian flat-rate scheme: the amount you read is the amount you pay.
The estate agent’s duties under Italian law
The fee pays for professional work governed by precise duties, protecting both seller and buyer:
- Privacy
- Always obtaining — and keeping on file — signed consent to the processing of personal data.
- Anti-money laundering
- Carrying out “customer due diligence” (with a copy of the identity document) and recording, in a dedicated paper or digital register, everyone who gives a verbal or written sale instruction, along with the transactions completed under it. There is also a duty to report suspicious transactions.
- Checks
- Mortgage and land registry searches, planning compliance checks, condominium checks and insolvency risk checks.
- Professional liability
- Settled Italian case law places on the agent the duty of professional diligence in identifying anything that could affect a transaction negatively.
- Registration of purchase offers
- The agent has a duty, jointly with the parties, to register accepted purchase offers within the legal deadlines.
